farm, garden, and food forest

As a rule of thumb, on a full time basis, one person can intensively manage about 1/2 to 1 acre of market garden. This land can be extremely productive especially if production is geared for specific markets, restaurants, or wineries. The establishment and integration of perennial plants can provide multiple functions and benefits such as water and soil conservation, shade, food and forage, medicine, and other resources. See the master plan for more details.

Expanding the existing garden site on the Lower Lot would provide 1/2 to 1 acre of planting area. There is an additional 1/2 acre to be used on the Lower Lot for direct market gardening. The Upper Lot has almost 2 acres that could be devoted to annual and perennial market farming. The existing pasture (combining both lots) could also support a modest herd of small livestock such as Nigerian dwarf goats, and/or chickens, turkeys, ducks with appropriate rotational grazing methods. More details can be found in the master plan.

The foundation for a direct to market garden was established in Spring of 2014. This included:

  • contoured planting beds
  • soil building
  • water management
  • tree line restoration
  • establishment of native plant species

Expanded Description

1.    Experience the country with breathtaking mountain views and sunsets

This property is located just outside of Lovettsville town limits, settled in the foothills of Short Hill Mountain. Enjoy country walks on Loudoun’s historic back roads, or relax on the property after a day’s work, soaking in the gorgeous view of Short Hill Mountain with stunning sunsets. It is close to many local wineries, restaurants, breweries, farm markets, to the Potomac River via Harper's Ferry State Park, and to the C&O canal. Close proximity to Maryland and West Virginia.

2.    6.5 acres in Western Loudoun County – Two (2) 3.25 acre lots

The property is a total of 6.5 acres, but is two separate 3.25 acre lots zoned rural agricultural. Ideal situation is for the sale of both lots for small farm or homestead. Proposals for other options for sale, lease and investment are welcome. Current owners are open to creative sale, lease and investment opportunities for this land. Options exist to invest in the development of a small farm and educational center.

3.    Perfect for small farm, homestead, education center

The property has been largely maintained as pasture and meadow with several treelines since the current owner took ownership in 1993. This land is gently sloping with a seasonal, natural drainage channel. This land is perfect for a small farm operation or a family homestead. There is both pasture and tree cover. The current owner’s vision is for this land to be developed as a small farm and educational center for children and adults. A place where the surrounding community can connect with and grow food in a sustainable manner while conserving the land.

4.    Prime location with direct access to local farm-to-table markets and restaurants

There are endless direct market opportunities for this farm or homestead. Lovettsville has several farm-to-table restaurants, farmers’ markets, a food cooperative and is in close proximity to Maryland, Washington, D.C., and other Northern Virginia local food markets.

5.    Qualifies for agricultural tax benefit

The purchase of both lots allows the owner to qualify for the Loudoun County agricultural tax credit/relief which requires a minimum of 5 acres of land, which has demonstrated five (5) years of farm production. The property has been farmed for 4 seasons with production value equal to or greater than $1,000.

6.    Ready to build, complete with master plan for small farm and educational operations

The lots are easily accessible to the road and do not require extensive infrastructure for development.

A Master Plan was created for this site that has included a depth of firsthand knowledge of the property. The plan has taken into consideration soil, water, plants, access and circulation, structures, animals, climate, and landform. This plan is a valuable tool for the development of the site into a small farm or homestead.

The current owner is a licensed engineer, capable of delivering the well/septic design and site plan needed for health and building permits.

Consultation for various farm, education, and business ventures is available from the current owners through Regenerative Earth Design, LLC.

7.    Approved drainfield sites with preliminary design

There are two prime home sites with three (3) approved drainfield locations between the two properties. Preliminary design of the septic systems was completed at the time of approval and is available to perspective buyers/investors.

8.    100 fruit and nut trees and shrubs planted with passive irrigation

The property consists of two tree lines that have been maintained over the years to reduce the overgrowth of vines and invasive plant species. There are many edible fruit trees and vines such as persimmon, mulberry, blackberry, black raspberry and cherry. In the Spring of 2014, over 100 fruit and nut tree seedlings were planted along with the installation of several irrigation swales to slow and conserve water on the farm site. In continuing to follow the property’s master plan, the land will be conserved while providing food, utility and good health.
